Power washing, scraping, sanding, mechanical grinding where required, caulking, priming, efflorescence removal, and surface repair — matched to what your specific substrate actually needs.
Coating product specified by name — Sherwin-Williams or PPG — with number of coats, wet and dry film thickness requirements, and application method per the manufacturer technical data sheet.
Protection of flooring, fixtures, landscaping, vehicles, and adjacent surfaces. Hardware removal, lift access planning, noise coordination, and phased scheduling for occupied buildings.
Pre-job meeting, work notifications to occupants, coordination with property management, and a documented project sequence — so everyone knows what is happening and when before day one.
Final walkthrough, punch list completion, workmanship review, and warranty documentation aligned to the coating system selected — all confirmed before the project is closed.
Our proposals include detailed scope breakdowns, material specifications, execution standards, and insurance documentation. If you have a vendor qualification form, we can complete it. If you need a certificate of insurance naming your organization, we provide it.

We start with a pre-job meeting to map out access, occupant flow, noise sensitivity, and any areas that need to stay completely off-limits. From there we sequence the work by zone — one section at a time — and contain dust and overspray before it becomes your problem. If your building needs night or weekend work, that is what we schedule.
Every proposal we write includes surface quantities, substrate-specific prep requirements, the coating system by product name, number of coats, protection and containment plan, schedule, exclusions, and warranty terms. You will not get a single number on a napkin from us. If something is not in the scope, it is not in the price.
Prep is what determines whether a coating lasts three years or ten. Cleaning, repairs, priming, and contaminant removal are not optional steps — they are what the coating manufacturer requires for the warranty to hold. We do not cut prep to win a bid. If another quote is significantly lower, ask them what prep is included.
Yes. Southeast Commercial Services is fully licensed, bonded, and insured in Georgia. We carry multi-million dollar general liability coverage and bonding capacity for qualifying commercial scopes. We can provide certificates of insurance naming your organization as an additional insured — a standard requirement we fulfill regularly.
Timeline depends on the size of the facility, access conditions, and the coating system specified. A small office repaint may take a few days. A large warehouse or multi-story building may take several weeks. We give you a realistic schedule in the proposal — not an optimistic one designed to win the job. If conditions change on site, we communicate it immediately and adjust the plan with you, not around you.

Premium Sherwin-Williams and PPG coating systems carry manufacturer warranties of up to 10 years when applied to specification. We will walk you through the options at the time of estimate.
